Frequently Asked Questions (FAQ)

Do Lease Agreements need to be notarized in Alaska?

No, Alaska Lease Agreements do not need to be notarized. As long as the Lease is signed by both the Landlord, or lessor, and the Tenant, or lessee, it’s considered legally binding and fully enforceable.

How long can a residential Lease be in Alaska?

The standard Lease term in Alaska is 12 months (1 year). However, longer or shorter Lease terms are accepted as long as the term is clearly stated in the Lease Agreement.

To meet every Landlord’s needs, we offer a Short-term or Vacation Lease Agreement, Month-to-Month Rental Contract, and Long-term Lease Agreement.

Who needs a Lease Agreement in Alaska?

Anyone who rents real estate in Alaska needs a Lease Agreement. This is true whether you’re renting an apartment, condo, duplex, or single-family home.

It’s the Lease Agreement that protects the Landlord should problems arise with the Tenant or property. Because of this, it’s vital to have a thorough Lease Agreement in place before handing over possession of your rental unit. Avoid generic or simple Lease forms that can leave Landlords unprotected. Instead, make sure that you have a customizable Lease form that covers all terms of the rental relationship.

Do Alaska Landlords need a state-specific Lease Agreement?

Yes. Alaska Landlords need a Lease Agreement that complies with all unique state lease laws and landlord-tenant laws. This is why it’s important to avoid blank, fillable Lease templates and generic Lease forms. These can leave Landlords without the protection they need and can result in Landlords inadvertently having a Rental Contract that violates state Lease laws.

While there are some state-specific Lease templates, like the one offered by the Alaska Association of Realtors, it’s best to use a customizable, state-specific Lease Agreement.

Pro Tip: Never give Tenants keys to your property before having a signed, state-specific Lease Agreement in place. Once the Tenant has the keys, they have possession of your rental property!
