Contact your local housing or zoning office to be sure your rental property complies with city and county requirements for inspections, rent control, occupancy limits, property codes, and zoning. Many cities and counties require inspections and registrations and have specific maintenance regulations.
Required Disclosures
- Absence: Alaska Lease Agreements must state that if the Tenant is going to leave the property for more than seven (7) days, the Landlord must be notified.
- Lead-Based Paint Disclosure: Pursuant to federal law, if the rental unit was built before 1978, occupants must be provided with a lead-based paint disclosure and pamphlet.
- Identification: The Lease Agreement must state the name of the person(s) authorized to receive notices and demands from the Tenant.
- Withholding Security Deposit: If the Landlord collects a security deposit and wants the option to withhold a portion of it, the security deposit terms must be stated in the Lease Agreement.

No, Alaska Lease Agreements do not need to be notarized. As long as the Lease is signed by both the Landlord, or lessor, and the Tenant, or lessee, it’s considered legally binding and fully enforceable.
How long can a residential Lease be in Alaska?
The standard Lease term in Alaska is 12 months (1 year). However, longer or shorter Lease terms are accepted as long as the term is clearly stated in the Lease Agreement.
