How do you draft a Lease Agreement?
Your Lease Agreement needs to include all Tenant information and key terms of the tenancy. This includes names
of occupants, name and contact information for the Landlord, Lease term, rent amount, security deposit
information, and late fee policies. It also should include key rules - for example, pet policies, maintenance
responsibilities, and utility responsibility.
In addition, you need to make sure that your Lease Agreement complies with the Lease laws of the state where your
property is located. Colorado has some unique Lease laws, so it’s vital to make sure that your Lease complies
with them all.
The Lease Agreement is what protects the Landlord, or lessor, should any problems arise with the Tenants or the
rental property. As a result, you need a thorough Lease that complies with all state laws. The Lease is vital
regardless of the type of property you rent - whether it’s an apartment, a condo, a duplex, or a single-family
home.

Can the Landlord raise rent during the Lease in Colorado?
It depends on what the Lease Agreement says. Colorado does not have rent control laws or other statutes
prohibiting Landlords from raising the rent. As a result, it’s the Lease that will control the timing of rent
increases and the notice required. Whatever requirements are in the Lease are what will determine rent
increases.
This is one more reason to make sure you have a strong Lease Agreement!
Does Lease need to be notarized in CO?
No, Colorado Rental Contracts do not need to be notarized. As long as they are signed by both parties they are
considered fully executed and legally binding.
How do I store my Lease Agreement?

Does Colorado have a standard Lease term?
The standard Lease term in Colorado is one year (12 months). However, shorter or longer tenancies are recognized
as long as the Lease term is clearly stated in the Lease Agreement. For example, month-to-month, short-term, and Vacation Lease Agreements are all
accepted.
While there are some generic and fillable Lease Agreements available in Colorado, these don’t provide the level of customization and protection that Pro Landlords need. A basic, simple, or blank Lease Template, like the one offered by the Colorado Association of Realtors, will provide some protection but won’t cover everything you need.
