- Lead-Based Paint Disclosure: Pursuant to federal law, if the rental unit was built before 1978, occupants must be provided with a lead-based paint disclosure.

FAQ
Does a Lease need to be notarized in Alabama?
No, Alabama Lease Agreements do not need to be notarized. Landlords and Tenants can decide to notarize the Lease if they want to, but it’s not necessary. As long as the Lease Agreement is signed by both the Landlord, or lessor, and the Tenant, or
lessee, it’s legally binding and fully enforceable.
How do you write a Lease Agreement?
When writing a Lease Agreement, it’s important to cover all key terms including the name of the Landlord and Tenant, the rent amount, the Lease term, security deposit information, and late fee policies. In addition, you want to cover important policies - for example, what the rules are regarding pets, adding additional occupants, taking care of landscaping, or dealing with pest issues. Finally, it’s important to make sure that your Lease complies with all state laws so that it’s fully enforceable should you have any issues with your Tenant.
Given the importance of the Lease Agreement, it’s not a good idea to write your own Lease unless you’re experienced in the Landlord-Tenant law of your state.
