Connecticut Lease Requirements: Fire Sprinkler System Disclosure
Connecticut law and the State Fire Safety Code require that buildings over 4 stories be equipped with a fire sprinkler system and that Landlords of these buildings make specific disclosures when entering into a residential Lease Agreement. Specifically, Landlords must:
- Disclose whether or not the building has a functioning fire sprinkler system.
- Provide notice of the last date of maintenance and inspection of the fire sprinkler system.
This disclosure should be attached as an addendum to Connecticut Lease Agreements.
