Ohio Eviction Laws: Health & Safety Hazard

Under Ohio law, Landlords can terminate a Lease Agreement if the Tenant fails to uphold their maintenance responsibilities and it materially affects the health and safety of the tenant or others.

Before terminating the Lease, the Landlord must give the Tenant at least 30 days to remedy the violation. If the Tenant fails to cure the violation within the allotted period, the Tenant must vacate the property or risk facing eviction proceedings.
