Notice for Non-Payment of Rent
As of March 29, 2023, Oregon’s notice laws for non-payment of rent changed. Here are two key changes Oregon Landlords need to be familiar with:
- When rent is at least 7 days late, Landlords may provide a 10-Day Notice to Quit.
- The Notice Re: Eviction for Nonpayment of Rent must be provided to Tenants along with the Notice to Quit.
These are required first steps in the Oregon Eviction Process.

- Oregon 10-Day Notice to Quit for Non-payment of Rent: Oregon Landlords should issue this Notice when rent is at least 7 days late. It’s a necessary first step in the eviction process.
- Oregon 30-Day Termination Notice - Cause: Oregon Landlords should use this form when a Tenant has materially violated the Lease Agreement. It gives the Tenant 14 days to cure the violation or 30 days to vacate the property.
- Oregon Termination Notice for Repeat Violation: Oregon Landlords should use this Notice if Tenants repeat the same or similar violation.
