The purpose of this Waiver of Liability is to release Landlords from any responsibility for damages or injuries that result from the Tenant’s use of the rental property. This form is particularly useful if Tenants are holding an event or party or engaging in dangerous activity on the property - for example, using a jungle gym or playground equipment, using gymnastics equipment, or climbing trees.
The Waiver HOLDS HARMLESS the Landlord for any damages or injuries that Tenant or anyone else sustains as a result of the Tenant’s use of the property.
Note: It’s important to note that there are limits to the scope of type time of waiver - for example, it will not protect a Landlord in the event of gross negligence and there are some states that have more narrow interpretations of this form. As such, it’s a good idea to consult with state law and a local attorney when using this form.
