Move Out Notices

We know you love it when new tenants move in. We can see those dollar signs in your eyes like twinkling stars. But like all good things, tenancies must come to an end and when it does, you will want a record of the communications. Breakups can sometimes turn sour, and each state and province has laws specifically stating how much notice landlords need to give tenants. Send nonrenewal notices and other move-out notices by certified mail, and keep copies of them, to establish a paper trail.

Whether a confirmation of an already-discussed move or the warning of an impending nonrenewal, a paper trail will absolve you if the tenant decides she won’t go without a fight.

Your move out notices should:

  • Be clear and concise with specific move out date
  • Include instructions for cleaning, etc.
  • Include information regarding condition of property at time of move-out and be compared to move-in condition
  • Include owner’s intent to discontinue lease upon expiration
  • Detail any need for early termination and reasons why
  • Include details regarding any balanced owed after move out (this can be done on a separate form or included in the Security Deposit Disclosure form)
